Most disputes in restoration and fit-out work do not arise during execution but before it: an unwritten scope, estimated quantities, and specifications open to two readings. The result is delay and additional works nobody budgeted for.

We start with a survey that produces approved quantities, specifications and acceptance criteria, then a schedule built around your facility’s operating hours so your business is not disrupted during the works.

Work sequence

The correct order of execution

We hold to a fixed order in restoration work, because bringing any stage forward means redoing it later: we start by treating causes — leaks, damp, cracks and roof waterproofing — then the concealed systems of plumbing, electrical and HVAC with testing before they are covered, then the surfaces of render, gypsum and flooring, and finally the visible finish of paint, doors and fittings.

What you need to know before restoration and fit-out works begin

After a survey producing approved quantities and specifications, then an itemised quotation: every item with its quantity and price. That lets you remove or defer an item without repricing the whole project. Any lump sum given before the survey is an estimate, not a commitment.

Yes. An engineer inspects the structural condition and the technical systems and issues a report separating what must be repaired immediately, what we recommend, and what is an optional improvement. That separation protects you from paying for cosmetic work presented as necessity.

It depends on the area, the volume of work, material availability and the target opening date. The programme is built in clear stages and durations after the scope is approved, and is committed to contractually with advance notice of any work affecting operations.

Yes in most cases. Disruptive works are scheduled outside operating hours or delivered in phases that isolate the work area from staff and customer routes. The schedule is agreed before start-up because working during operations requires different safety arrangements.

Work is handed over against acceptance criteria agreed in advance, with a snagging period and a written warranty on the works delivered whose duration and scope are set in the contract. A verbal warranty cannot be claimed, so it is always documented.

At the survey stage we set out what permits or approvals the work requires from the owner, the complex management or the competent authorities, and who obtains them. Assigning that responsibility early prevents the project stalling halfway.
