What you need to know before contracting technical works

They cover HVAC in all its forms — central, split and ducted — electrical from panels, wiring and lighting to protection systems, plumbing with supply and drainage networks, and leak detection. The systems inside the coverage and the limits of each are set out in a written scope before start-up, so no system stays in a grey area between included and excluded.

Yes. Many clients start with the technical systems alone because they have the greatest impact on downtime, then add cleaning or support services through a contract annex later. A full facility management scope is not required to obtain technical coverage.

There is no single number that fits every facility. Frequency is built on asset type, intensity of use and operational criticality: an HVAC unit in a customer hall running twelve hours a day needs a higher frequency than one in a warehouse. The annual schedule is approved after the survey.

A single visit resolves an existing fault; it does not prevent recurrence. If the fault repeats, or the facility cannot tolerate downtime, a periodic contract is more economical because it treats the cause and spreads the cost across the year instead of paying emergency rates on every call-out.

That depends on the agreed model. The proposal states what is inside the price and what needs prior approval, the financial thresholds and the warranty applying to replaced parts. A contract that does not settle this clause leaves a dispute deferred to the moment of failure.

Yes, and it is the usual choice for branches, stores and offices that cannot tolerate a halt in activity. The delivery window, access requirements and permits are set in the contract, because working outside hours implies different operating arrangements that must be known in advance.
